Our Process

Whether you are building your first home or you have experience already, we are honored and excited at the opportunity to build your dream home. At Ward Communities, we don’t take that responsibility lightly and with 40 years’ experience ourselves, we have created an easy step by step process as follows:

Step 1

Find your new home.

Browse our selection of communities in Carroll, Harford and Cecil Counties. Visit one of our sales centers and meet with our community Sales Managers to determine which community would be the perfect place for you and your family.

Step 2

Choose your home.

Everyone has different needs and wants in a new home, that is why Ward Communities provides a variety of plans, designed to be both practical and beautiful. Your sales manager will ask questions and help determine which floor plan is right for you and your family and which features best define you, and at this time, your home will be built “on paper”.

Step 3

Choose a home site.

Every homesite has its own unique qualities, just like you. Your sales manager will help narrow down which homesite best fits your needs and personality and ensure your dream home will compliment this site.

Step 4

Purchase Agreement.

Once your home and homesite are determined, you will sign a purchase agreement. At this time an Earnest Money Deposit will be due. This typically takes 1-2 hours.

Step 5

Design your home.

You will be contacted by a Ward Communities Design Center Consultant to schedule your design meeting. Remember how exciting it was to choose your floor plan and homesite? Well, the selection process is just as exciting. They already know the neighborhood you will be living in, the model type and structural options and specific style of your home. They will help guide you through the selection process and answer all of your questions. We give you as many choices as possible to offer you every opportunity to personalize your new home.

Step 6

Finalize your home.

After your Design Center appointment, you will re-visit your sales manager shortly after and go over all of your selections. This is the time you will  finalize all your selections.

Step 7

Pre-construction meeting.

Before we begin construction on your home, you will meet with your Construction Manager to review your site plan, all your structural and design center options as well as your cabinet layouts and electrical plan and what to expect during construction. This meeting usually lasts about 90 minutes.

Step 8

Construction Begins.

Construction starts on your new home. At this point your construction and sales manager will begin contacting you weekly with construction updates.

Step 9

Pre-Drywall meeting.

A meeting will be scheduled where you will walk with your construction manager through your home prior to drywall being hung, This gives you the opportunity to see “behind the walls” and also to discuss the next steps of the building process. Due to the complexity of the building schedule, you may only receive a 24 hour notice of this meeting. This meeting is not mandatory, simply a courtesy to you.

Step 10

Home Stretch.

The time you have been waiting for is almost here. Your formal pre-settlement orientation with your construction manager will be approximately 1 week prior to your settlement date. This is your first glimpse at your new home in a condition that is almost ready for you to move in. Please allow 2-3 hours for this detailed and thorough demonstration of your home. You will also have another quick walk-through prior to settlement, usually the morning of your settlement date.  After settlement, you get the keys and can move in!
