Our Process

Build On Your Own Home Site

You found your perfect home site, and Ward Communities would be honored and excited to build your dream home. With 40 years’ experience, we don’t take that responsibility lightly. Rather than hiring an architect, general contractor, builder, and all the hassle of coordinating everything, let us take that off your plate as we offer a one-stop shop to simplify the process while having fun during this exciting time in your life.

Step 1

Discussion Period

Everyone has different needs and wants in a home. That’s why Ward Communities provides a variety of plans designed to be both practical and beautiful. You will meet with an off-site sales manager to discuss some questions we will ask you to help determine the best home for you. Once you have decided on the perfect home, we will “build your home on paper.” This is where we will price out the home according to what structural options and some design options you want to include.

Step 2

Purchase Agreement 

You will sign a purchase agreement with your sales manager. At this time, we will collect an Earnest Money Deposit. We will also collect your pre-approval for construction perm financing during the next 5 days from one of our preferred lenders.

Step 3

Design Your Home 

You will be contacted by a Ward Communities Design Center Consultant to schedule your design meeting. Remember how exciting it was to choose your floor plan? The selection process is just as exciting. They already know the home you chose and the options you have selected. They will help guide you through the selection process and answer all your questions. We give you many choices to offer you every opportunity to personalize your new home.

Step 4

Finalize your home 

After your design center appointment, you will visit your sales manager shortly after and review all your selections. At this time, you will finalize all your selections.

Step 5

Pre-Construction Meeting

Before we begin construction on your home, you will meet with your construction manager to review your site plan, all your structural and design center options as well as your cabinet layouts and electrical plan and what to expect during construction. This meeting usually lasts about 90 minutes

Step 6

Construction Begins

Construction starts on your new home. At this point your construction and sales manager will begin contacting you weekly with construction updates.

Step 7

Pre-Drywall Meeting

A meeting will be scheduled where you will walk with your construction manager through your home prior to drywall being hung. This gives you the opportunity to see “behind the walls” and also to discuss the next steps of the building process. Due to the complexity of the building schedule, you may only receive a 24-hour notice of this meeting. This meeting is not mandatory, simply a courtesy to you.

Step 8

Home Stretch

The time you have been waiting for is almost here. Your formal pre-settlement orientation with your construction manager will be approximately 1 week prior to your move-in date. This is your first glimpse at your new home in a condition that is almost ready for you to move in. Please allow 2-3 hours for this detailed and thorough demonstration of your home. You will also have another quick walk-through which takes about 30 minutes prior to your final sign off. This is when you get the keys and can move in!

Step 9

Settlement On Your Home 

You will go to settlement on your new home at this time. Ask your sales manager for details regarding this event and how your payments will work.
